The home features 4 bedrooms, 2 Baths plus 2 buddy baths and comfortably sleeps 10. The master bath has a wonderful garden tub for relaxing after a fun day in the sun. The house is situated so that from the front rooms it appears the house is floating on water. The common space and the master bedroom all have breathtaking views of wonderful Lake Sinclair. The interior is neutrally decorated with white oak floors and a large stack stone gas fireplace. The dining room boasts a large table that will easily accommodate all 10 guests at one time. The kitchen is well equipped with everything you could possibly need, including a gas cook top for the gourmet. Our property is one of the few on Lake Sinclair to boast a sandy beach and a boat ramp! The dock is only about 30 yards from the house. The full-size dock will easily supply ample lounging room for guests. Feel free to launch your boat from the on-site boat ramp, there is certainly room to tie it up at the dock and the water is plenty deep at about 14' at the end of the dock! We are situated just across from Goat Island where you can enjoy a breathtaking evening sunset. The water in front of the house is pretty quiet, but just on the other side of Goat Island is the big open area of the Lake. Come to this roomy Lake Sinclair getaway! This newly renovated circular home is hidden on it own peninsula. It's tucked away from the big water but is just off the big lake. This is nice location, because it's away from the busy big water traffic, yet has plenty of deep water at the dock. The house is fully furnished and has two kitchens! The sleeping arrangements are excellent for large groups. There's a master with king upstairs. And, there are two other bedrooms that sleep four a piece, plus a sleeper sofa downstairs. The house will sleep 12 total. Also there is a kitchenette downstairs for the guest hanging out down there! The lawn is spacious with plenty of parking out front. The walk to the dock is gently sloping from the house. There's plenty of room to create great family memories!

We now have DISH TV! 2 bedroom, 2 bath lakehouse in a perfect location. It has a view of the main lake but the dock is out of the main channel making it perfect for swimming. There is a Kroger within 5 minutes of the house and several restaurants (including Jackson's Bar and Grill who serves wonderful seafood). The dock is equipped to have a boat alongside it safely so you can bring your own boat and tie it to the dock (I would put bumpers on your boat as well) Sinclair Marina is very close (a couple of miles down the street) and offers gas services and has a launch site. The water at the end of the dock is 10 feet deep. The house has a wonderful, wide porch for viewing the lake and you can see the dock/lake from the kitchen. The house faces east so you can get relief from the hot sun in the late afternoon. One bedroom has a full bed. The second bedroom has a full bed and a bunk bed (the lower bunk is a full bed and the upper bunk is a single). This bedroom has a wide screen TV and a DVD player. The living room has a full pull out sleeper couch and there is a single day bed in the living room that is also very comfortable. The living room also has a wide screen TV with a DVD player. It is a wonderful and comfortable place for a family. It has a washer/dryer, dishwasher, a screened in porch, and a full sized dock. Our dock is set up for renters to dock their boat safely against the side - it has rubber bumpers to protect the boat. We have DISH TV and dvd players. We do not have Internet.

There is 1 Bunk Room downstairs which includes EIGHT Twin Beds and another Full bath & shower right outside the Room. The House has high speed Internet, 4 TV's with large cable package and ROKU devices with HULU (on 2 TV's) for all your streaming services. Our home features a large screened-in (absolutely ESSENTIAL at the lake) living porch, with ceiling fans, overlooking the lake and the incredible sunsets. Located on Lake Sinclair, Eatonton - near Milledgeville, this beautiful house with a deep water dock (ideal for boating, swimming or fishing) maintains its charm and seclusion while still only an 18 minute drive to Walmart, Kroger and numerous other stores. We catch fish right off the dock but throw most of them back! You can access the lake from both the upstairs and downstairs right down to our dock where you have use of the two kayaks, paddle board, air pumps and numerous recreational toys. (We have at least 14 life jackets) We just added an outdoor ping pong table for a little added activity. Enjoy the spectacular sunsets and finish a perfect day with some s'mores around the fire-pit. Lastly, don't forget to take the ubiquitous pic of your whole crew kneeling, sitting and standing around the garden swing, under the fragrant jasmine covered trellis. We are testing allowing guests to bring one small dog but there is a carpet shampoo fee of $125 as we like to keep the house extremely clean for all guests. The fee can be paid with the reservation or separately to the carpet dude! The small print: ** This home is not available for any graduation, prom, after-prom, Spring Break, weddings or any other type of gathering /party with guests not listed on the reservation or 100% of the deposit will be forfeited - same with unannounced pets! The use of any floatation device/toys/furniture by the lake and on the dock (including kayaks, rafts, canoes, any type of boat, ski gear of any sort, or any water craft) is strictly and in perpetuity, USED AT YOUR OWN RISK. The rates quoted are for up to eight guests. Each additional guest is an additional cost. In order for VRBO to keep the cost as low as possible for a small family, they offer homeowners the option to price their Home lower for say six or eight guests but charge for each additional guest. (This is supposedly visible as you scroll down their page). Our home is ideal for three couples with 6 to 8 kids, so the cost per couple becomes more affordable but enter the correct number of guests to calculate the final cost. There is one water heater so . . . plan accordingly!! The house has video surveillance and we ask guests to disconnect the cameras upon arrival. Primary guest will be asked to provide a copy of their drivers license. Check-in time is 5 pm and checkout is 10 am. Unfortunately, during the summer, we have to be strict with these times IF other guests are arriving the same day. Guests are asked to drop off their trash as they leave the area or the maid's husband can do it for an additional $50. Sorry but the 4 top bunk beds are not made up as the maids can't get up there! Sheets, pillows etc are on each top bunk bed. FINALLY: Occupant's are obligated to abide by all of the requirements of the Putnam County ordinances, state and federal law, and such a violation of any of these rules may result in the immediate termination of the agreement and eviction from the premises, as well as potential liability for payment of fines levied.?? (boat rentals need to be smallest pontoon boat or small boat 20-22 ft with no top to get through the closest bridge by our house. (Twin Bridges bridge) There are two local boat ramps very close by, one at a local gas station. The main floor has hardwood floors and the living spaces are filled with natural light thanks to huge windows looking out to the lake. Along the back of the entire main level is a large wrap-around deck for plenty more outdoor living space with outdoor sofas, chairs and dining area. The Upper Level has another Master Suite with King sized bed, Smart TV and private balcony. Adjacent to the Upper Level Suite is a guest room with Queen Sized bed, a study area with desk and a full bath. The Lower Level is a kids oasis, with two bunk beds (4 twin beds). There is a large sofa, love seat, club chair and 60" 4K Smart HDTV for movie nights. There is also a full bath on the lower level. Outdoor Seating: On the open deck, there is a charcoal grill and huge outdoor table with 12 chairs to sit the whole family and then some. There is also covered deck area with a outdoor 2-person sofa and 2 club chairs. Both have spectacular views of the lake, backyard and dock areas. You'll also find plenty of lightweight Adirondack style chairs in the dock storage, that can be used around the fire pit area or be moved around as needed. Private Dock, Swimming, & Fishing: Our water is the clearest on the lake and our new, permanent, private dock has a solid foundation and won't bounce up and down with each wave. The dock quality and dock surface are really important if you plan to spend time on the dock or park a boat. There is a large table with stools on the dock that will comfortably sit 8-10 for your morning coffee or afternoon lunch by the water. The dock also has a swim ladder and plenty of lighting. There is a GFI power outlet on the dock so you can inflate water toys and plug in accessories. Kids often have success catching nice bass, crappie, sunfish, and catfish from the dock because of the location near deep and cool water. We also have 2 Paddle Boards, 3 Kayaks and Water Noodles for your lake experience. Fire Pit and Outdoor Features: The home is located in Erin Shores, near the end of a short cove with a long, private entry paved driveway. Our lawn has a large, nicely manicured front and backyard, with tons of room for the kids to play outside. Our area is perfect for morning walks and rarely do we see vehicles pass us. From the driveway there are only 8 steps into the main level of the home. The property is very gently sloping towards the lake and is approximately 1.3 acres in size. Neighboring homes are also on large lakefront lots with tree lines separating the homes, giving you privacy. From the house, there is a smooth path that brings you to the fire pit and to the dock. It is easy to roll a cooler or carry water toys between the home and the dock. The large fire pit is set near the lake and dock, perfect for star gazing and enjoying the warmth of a fire at night. The Extra Stuff: We keep extra linens and provide a starter kit of toilet paper, paper towels, trash bags, dishwasher & Laundry detergent and a few other things you may have forgotten to pickup at the store. We also have pack and play and high chair for small children. Mobile Phone Coverage, Cable, WiFi Access and Charging Station: Inside the home and throughout our lakeside neighborhood you'll get good mobile phone coverage with most of the main providers. Our neighborhood and home is one of only a few in the area that have fiber optic high speed internet, Wifi, and Cable service. We know you probably want to disconnect from technology while your on vacation, but just in case, we have added a built in USB charging station for your convenience. Primary Renter Age Requirement: The primary renter signing the home rental contract must be 30 years of age or older and must be staying at the property each day of the rental period. No more than 10 guests (6 adults maximum) may occupy the property. Keep in mind that 4 of the beds are twin beds in a bunk bed set up, so these are not ideal for adults - especially the top bunks should not be used by people over 160 lbs. This is our personal lake home that we visit and enjoy often. We have nice neighbors that live in the adjacent homes year round. We expect you to fully enjoy our home and all the amenities we offer while also being respectful of neighbors and being gentle with our personal property. Our lake home is great for entertaining, but not for partying. No Pet, No Smoking Policy This is our personal vacation home and we spend as much time here as possible. Some of our family members have severe allergies and/or Asthma. Therefore, we have a strict no pet policy and absolutely no smoking in our home (including e-cigarettes). There are plenty of outdoor areas to enjoy your favorite cigar, just please ensure you extinguish your cherry and properly dispose of your butts. Interaction with Guest We want your stay to be memorable and wanting to come back for years to come.
